Owner’s Representation Services


OBJECTIVES
The process of planning, designing, and building a successful project requires significant, focused effort. For those not otherwise involved in the worlds of design and construction, the demands of this sustained commitment can quickly become overwhelming. As Owner’s Representative, our primary objective is to help ensure the successful delivery of the residential or commercial building project by:

  • Managing the project schedule, budget, and scope.
  • Assembling and managing the project team (architects*, designers, engineers, contractors, consultants, attorneys, and land use consultants).
  • Acting as the liaison between the Owner and the project team.
  • Representing the Owner’s interests in all aspects of the project.

* We can be the lead architect or work in collaboration with other architects.


TYPICAL SCOPE OF SERVICES

Pre-Design and Planning Phase

  • Needs Assessment & Goals Definition: Work with the Client to define project objectives, priorities, budget, and timeline.
  • Site Selection: Work with the Client to define pros and cons of potential sites.
  • Education on Project Complexities (if necessary)
  • Project Team Selection: Assist in the selection and hiring of architects, engineers, contractors, and other necessary consultants.
  • Project Budgeting: Develop a detailed project budget, including estimates for all design, construction, and soft costs.
  • Schedule Development: Prepare a preliminary project schedule with key milestones.
  • Due Diligence: Conduct necessary due diligence, including zoning, permitting, and any other pre-construction requirements.

Design Phase

  • Monitor Design Progress: Ensure that the design aligns with the Client’s vision, budget, and timeline.
  • Value Engineering: Proactively suggest design adjustments to keep the project within budget.
  • Client Liaison: Represent the Client in design meetings, providing updates and ensuring that the Client’s preferences are reflected in the design.
  • Permit Assistance: Assist in submitting applications and obtaining necessary permits and approvals.

Construction Phase

  • Construction Oversight: Regularly visit the site to ensure work is progressing according to plan and adheres to quality standards.
  • Contract Management: Oversee contractor performance, including reviewing invoices, processing change orders, and approving payments.
  • Risk Management: Identify and manage project risks, such as potential delays or cost overruns.
  • Schedule & Budget Control: Monitor project schedule and budget, ensuring the project stays on track.
  • Communication: Serve as the central communication hub between the contractor, architect, and client.
  • Issue Resolution: Assist in resolving disputes, addressing concerns, and providing recommendations for resolution.

Project Closeout and Handover

Move-In Assistance: Coordinate with the contractor and client for a smooth transition into the new building.

Punch List: Ensure the completion of a punch list and track the resolution of deficiencies.

Documentation: Ensure the delivery of all final documentation, including warranties, as-built drawings, operating manuals, and any other necessary paperwork.

Final Budget Review: Provide the Client with a final cost report detailing any changes from the original budget.

Certificate of Occupancy (CO): Assist in obtaining a Temporary or Final Certificate of Occupancy, if required.
